Understanding The Party Wall Etc. Act '96 can be a little complicated, if you have not been involved in party wall matters before. There are so many mis-conceptions about a Building Owner's duties under the act.

Below are some of the types of works that you are required by law to notify your neighbours of.

Cutting into a Party Wall

So, this is the obvious one, but also most common. This often applies to a wide range of works, including loft conversions and internal alterations.

Removing Chimney Breasts

This is a great way to free up space, but works must be notified to neighbours, in accordance with The Party Wall Etc. Act '96.

Digging Foundations

Did you know, excavating within 3 metres often needs a party wall notice, even if you are completely detached!

Extensions Along the Boundary

Whether on or close to the boundary, the side wall of your extension may require notice to be served on neighbours.
